Resumen:	El centro cívico para el adulto mayor se plantea desde una problemática a nivel Colombia y departamental, donde en Apartadó, Antioquia los criterios y/o parámetros arquitectónicos y urbanos no cumplen y son insuficientes en la vinculación de las características espaciales que respondan a las necesidades específicas de la población de la tercera edad. En la investigación se plantean análisis en las áreas y características que requieren esta población y en las pautas de diseño que respondan de una manera viable y sostenible para una independencia y autonomía. La integración y vinculación familiar y social es uno de los factores principales, la salud entendiendo las comorbilidades que conlleva la edad, el hábitat autónomo desde los servicios hasta las tareas cotidianas en función de los espacios y una productividad ocupando el tiempo y generando oportunidades más allá del tiempo libre y de ocio.
Abstract:	The civic center for the elderly arises from a problem at the Colombian and departmental level, where in Apartadó, Antioquia the architectural and urban criteria and / or parameters do not meet and are insufficient in linking the spatial characteristics that respond to specific needs of the elderly population. In the research, analyzes are proposed in the areas and characteristics that this population require and in the design guidelines that respond in a viable and sustainable way for independence and autonomy. Family and social integration and bonding is one of the main factors, health understanding the comorbidities that age entails, autonomous habitat from services to daily tasks depending on the spaces and productivity occupying time and generating opportunities beyond of free time and leisure.
